Construction Specification

Concrete Frame

The footings will done with concrete and will finish on ground level with reinforced iron. The columns and beams will be reinforced also. With beam and block floors. All to be done in accordance with the technical architects instructions and supervision.

Wall Construction

For the walls we will be using hollow ceramic bricks and the building will have cavity walls with insulation and a damp proof course.

Plumbing Works

With copper pipes and protection. For the bathrooms all sanitary type "Victoria Blanco" from ROCA, mixer taps from GROHE, gas or electric water heaters for the bathrooms and for the kitchen. An allowance of approximately 5000€ will be given for the kitchen.

Electricity

Plugs and switches as per plans, fuse box, connection to the mains, and meter included. Also includes connection of ceiling pendants.

Floors

Floor tiles for the whole house, including skirting chosen by the clients, with a limit of 14 €/ m2. Border tiles and different patterns of laying will be extra if required.

Wall tiling

Bathrooms and kitchen tiled up to the ceilings, own choice, with a limit of 12 €/m2. Different patterns of laying will be extra if required.

Rendering

Interior with gypsum, exterior with cement.

Carpentry interior

Doors of pine wood, all varnished silk or matt, handles of chrome or black iron. Bedroom wardrobes, pine wood, fitted as per plans.

Carpentry Exterior

Windows and doors as per plans, white, or any plain colour aluminium to the architects satisfaction. The windows with double glazing, roller blinds and mosquito protection included.

Painting

Plastic paint matt, white for inside and out.

Roof

Arab roof tiles and partly flat as per plans.

Septic tank

Connection to the communal septic tank.

Finish

Around the house an area of 1m of reinforced concrete.

Gravel, rubbish and rest of materials

Will be removed from the site to the public refusal dump.

Also included

Pre-installation of air conditioning units in lounge and master bedroom and installation of wood burning cassette with traditional Spanish fire surround.

ATTENTION: ANYTHING THAT IS NOT MENTIONED IN THIS CONTRACT EXPLICITLY IS NOT INCLUDED IN THE PRICE.

Note 1: Water and electricity is provided. However, it is the buyers' responsibility to enter a contract for the electricity with SEVILLANA (the electric company) and for the water with the TOWN HALL of SORBAS before a connection. Approximate cost: 200,00 € each.

Note 2: Whilst making every endeavour to follow this specification the developer reserves the right to make minor alterations at their discretion.

Caboneras Beach

Development Phases

Phase 1

Main village square. Construction of 14 dwellings around main plaza and 1 retail unit. Due for completion approximately 12 –18 months after start date. (Start date of Sept 2005).

Phase 2

6 detached houses due for completion March 2007.

Phase 3 & 4

Will include green areas and swimming pools with parking for all residents. Also garages will be available to buy on a first come first serve basis. Commencement of these phases will take place at the end of 2006, early 2007.

Hotel and Restaurant

Swimming pool for resident use and outside bar/restaurant area will be completed at the end of 2005. The hotel and indoor restaurant area will be completed towards the middle of 2007.
